At Bubsland, we treat every customer like family. From your first inquiry through the day your deed is recorded, our team is here to make your land purchase simple and secure. These promises aren't fine print. They're how we do business.

Eligibility: Available to buyers who purchased land directly from Bubsland on a financed payment plan. Cash purchases are final and not eligible for this guarantee.
Guarantee period: 30 calendar days from the date of your land contract.
How to request: Submit a written notice to Bubsland within the 30-day period including your name, contact information, contract date, and reason for the refund request. We respond within 15 business days of receiving all required documentation.
Refund timing: If approved, a full refund of the purchase price is issued within 30 days.
Voided if:
Exchange period: 90 days from the effective date of your land contract.
Cost: Free. There is no fee to exchange properties within the 90-day window.
How to request: Contact us to initiate an exchange. We'll work with you to identify a replacement property from our inventory.
Payment carryover: Any money paid toward the original property's principal balance will be applied to the exchange property. Credits cannot be used as a down payment on the new property; they are applied to the final payment plan.
Multiple exchanges: If you exchange more than once, a new down payment is required for each subsequent exchange. Payments made toward the previous property carry over to the new choice.
Loan completion attempts: Buyers are allowed up to 3 attempts to complete the loan process. After a 4th failed loan, only cash purchases closing with cashier's check or bank wire are accepted.
Not available on: Cash sales (paid in full) or properties that have already been deeded over.
If you are on a monthly payment plan and are unable to continue making payments for any reason, simply let us know and you will not owe Bubsland anything further. No remaining balance, no collections, no debt.
Apply payments to another property: Money you have already paid can be applied toward another parcel in our inventory within 90 days of your cancellation, giving you the option to come back when you're ready.
Past defaults: A past cancellation does not reset the 30-day Money-Back Guarantee period on a new purchase.
Not available on: Cash sales (paid in full) or properties where the deed has already been recorded.
Scope: These guarantees apply solely to the purchase price of the land. They do not cover any additional fees, expenses, or costs associated with the land purchase, including but not limited to legal fees, surveying fees, recording fees, or taxes.
Transferability: These guarantees are non-transferable and apply only to the original buyer named in the land purchase agreement.
County compliance: The buyer is responsible for complying with all county regulations and zoning requirements applicable to the purchased land. Bubsland is not liable for any violations or non-compliance by the buyer.
Governing law: These guarantees and any disputes arising from them are governed by and construed in accordance with the laws of the County and State in which the property is located.
Modifications: Bubsland reserves the right to update these terms at any time. The terms in effect on the date of your contract are the terms that apply to your purchase.
